Strengthening Our Brokerage Team to Power Growth

At Diversified Partners, ourability to execute successful retail developments starts with the strength of our people. As our development pipeline continues to grow across Arizona, we’reproud to highlight two key team members who are helping drive that momentumforward: Delaney McGroarty and Jack Rodrigues.

Working within our in-house brokerage division, Delaney and Jack play a critical role in bridging the gapbetween brokerage strategy and development execution. From the earliest stagesof a project, they are involved in identifying sites, analyzing market demandand helping shape opportunities that align with both tenant needs and long-termvalue creation.

Their work doesn’t stop there. Throughout the entitlement and due diligence process, they collaborate closely with municipalities, consultants and partners to keep projects moving forward. They also focus on securing leases with strong credit tenants early inthe process, helping ensure each development is positioned for long-termsuccess. From concept through delivery, they remain actively involved everystep of the way.

In addition to supporting Diversified Partners’ in-house developments, both Delaney and Jack are building strong relationships with third-party landlords across the Valley, expanding our reach and reinforcing our commitment to delivering value beyond our ownprojects.

A Closer Look at Their Experience

Delaney McGroarty’s journey with Diversified Partners began in 2021 as an intern while attending Arizona State University. After graduating, she transitioned into an entitlements coordinator role, where she developed a strong foundation in municipal processesand development coordination. Today, she focuses on tenant and landlordrepresentation, retail leasing and sales, while continuing to supportdevelopment initiatives. She is an active member of both the Urban LandInstitute and the International Council of Shopping Centers.

Jack Rodrigues joined the firm in 2022 as a sales and leasing agent after first being introduced toretail development through an internship with Diversified during high school. Agraduate of Arizona State University with a degree in business law, Jack supports leasing and project management across several developments. He is also a member of the International Council of Shopping Centers.

Supporting Projects Across Arizona

Delaney and Jack are already contributing to a range of impactful projects, including:

·        A 3.9-acre retail development at Bella Vista Road and Gantzel Road in San Tan Valley, featuring three retail pads

·        A build-to-suit Starbucks location in Kingman

·        The repositioning of former bank branches into new, retail-focused concepts

·        These projects reflect a broader strategy: identifying opportunities within the market and transforming them into high-performing retail destinations that serve both communities and tenants.
