An Arizona-based developer, Diversified Partners founder Walt Brown Jr., has snapped up a prime 1.8-acre parcel just south of Allegiant Stadium for $10.8 million, aiming to bring an In-N-Out Burger with a retro vibe to the bustling area. Formerly used for stadium construction parking, the high-profile corner at Russell Road and Polaris Avenue is set to host a 2,717-square-foot restaurant with double drive-thrus, outdoor seating, and a walk-up window — but no indoor dining. While In-N-Out says plans are still early and a timeline isn’t set, the project marks one of the first new developments in Clark County’s emerging Stadium District, which hopes to attract more entertainment and dining options near the $2 billion venue.
